Rust, oil, and battery stains. Gone, not hidden.
Most of what looks like a 'permanent' concrete stain isn't. Irrigation rust is a chemistry problem — sodium hypochlorite makes it worse. Battery acid eats the top layer of the slab and needs a different approach than a drip. Motor oil goes deep and needs a degreaser soak, not a pressure hit. We identify the stain, pick the product, and work the area until it lifts.

What do homeowners ask about Stain Removal?
Why did bleach make my rust stain worse?
Sodium hypochlorite (bleach/SH) oxidizes iron and drives the rust deeper. It's the right call on organic mildew and algae, the wrong call on iron stains. Rust needs an acidic product — oxalic acid-based F9 Barc is our go-to. Applied correctly, it pulls the iron out of the concrete matrix rather than setting it deeper.
Can you get old oil out completely?
Fresh oil almost always. Old oil — years of drips — will fade noticeably, often dramatically, but may leave a shadow. Concrete is porous and oil migrates downward. We do what's honest: set the expectation before we start. If a shadow remains and you want it gone, we talk about a concrete stain or a sealer-and-color approach.
Is this a cleaning, or does it need its own visit?
Most stain work is an add-on inside a driveway or concrete cleaning visit — price gets bundled. Stand-alone stain visits happen when the rest of the slab is fine. Either way the chemistry is the same; the cost difference is mobilization.
Is F9 Barc safe around landscaping?
F9 is a professional product with specific handling. Used according to the label — applied with a pump sprayer, dwelled, then thoroughly rinsed — plants within the pre-wet zone are fine. We pre-wet, we control the drift, and we post-rinse. Not something a homeowner should use without reading the SDS.

Homeowners who hired us for this
North-facing side of our house was black with streaking. They softwashed the siding and the roof the same morning and left the place looking five years younger. No pressure damage to the stucco, no splatter on the windows. Honest pricing.
Got three quotes. Rinse Pro was the only one to explain the hot-water surface cleaner versus a cold-water wand. You can see the difference in the finish. Driveway looks like it was poured last week.
I was worried about them walking on our clay tile roof. They did the whole thing from the ground with a long soft-wash wand and the black streaks were gone in one visit. Professional, clean, and they showed up when they said they would.
