Pricing & Estimates
How much does pressure washing cost in San Diego?
Standalone driveway cleaning runs $180 to $350 for most single-family homes. Soft-wash house washing is $325 to $650 depending on square footage and stories. A full house + driveway + walkway bundle typically lands between $550 and $900. Commercial storefronts and estates are quoted on-site.
Do you charge for estimates?
No. On-site estimates are free. We'll walk the property with you, note the surfaces, measure where it matters, and write a flat-rate quote on the spot. No pressure to book in the moment.
How is your pricing structured?
Flat-rate. You hear the total before we start — not a square-footage meter running. Bundled jobs (house + driveway + patio) get a better per-sqft rate than single-service calls.
Do you offer recurring maintenance plans?
Yes. The Rinse Pro Plan covers an annual soft-wash house wash plus a driveway refresh, with priority scheduling and 15% off add-ons. Most coastal and heavily shaded homes benefit from annual service. Month-to-month, cancel any time.
Services & Methods
What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water (2,500–4,000 PSI) on durable surfaces like concrete, pavers, and brick. Soft washing uses low pressure (under 500 PSI) with a biodegradable SH + surfactant mix to kill algae, mildew, and mold on delicate surfaces like stucco, siding, and roofs. We use both — the right method for each material.
What surfaces do you clean?
Concrete driveways, walkways, patios, pool decks, pavers and stone, stucco and vinyl siding, wood decks and fences, composite decking, asphalt shingle and tile roofs, storefronts and commercial exteriors, gutters and windows, and tough stain work like rust, oil, and graffiti.
Do you use hot water?
Yes, on every concrete job. Hot water breaks down oil, grease, and set-in organic stains that cold water pressure alone will not touch. Our trailer runs a hot-water surface cleaner — that's what lets us finish driveways without stripes and without wand marks.
Do you clean roofs?
Yes, soft-wash only. Never pressure. Pressure washing asphalt shingles or clay tile voids manufacturer warranties and destroys the roof. We use the same low-pressure SH chemistry the ARMA (Asphalt Roofing Manufacturers Association) recommends for killing the gloeocapsa magma algae that causes black streaks.
Do you do commercial work?
Yes. Storefronts, gas stations, HOAs, apartment complexes, parking structures, and drive-thrus. We can work early morning, overnight, or around a business's open hours. COI provided before the first visit, invoicing monthly.
Scheduling & Process
How far out are you booking?
Most estimates happen within a few days of your call. Most jobs booked within seven to ten days of the estimate. Spring (March–May) and pre-holiday (October–November) book faster — call sooner if you want a specific window.
What do I need to do before you arrive?
Move cars off the driveway. Close windows if we're washing the house. Tuck patio furniture to one side of the patio so we can do one half, then swap. We handle the rest — covering outlets, protecting plants, coordinating water access.
What's the arrival window?
Two-hour arrival window, not an all-day 'sometime today.' If we're running late, you'll get a text — not the opposite. Most jobs take two to five hours on-site depending on size and scope.
Do I need to be home?
Not always. For exterior-only work (driveway, house wash, fence), we just need water access and a gate code. For interior garage or pool-enclosure work, someone should be home or leave a key. Payment can be done after the fact via card or email invoice.
Safety & Damage
Will pressure washing damage my concrete?
Not the way we do it. Our hot-water surface cleaner runs even pressure across every square foot — no wand marks, no etched swirls, no strips where a homeowner stopped and started. The damage you see on other driveways almost always came from a rental wand at 3,000 PSI held too close.
Will it damage my stucco or siding?
No. Stucco and painted siding should only ever be soft-washed — low pressure with the right chemistry. High-pressure water on stucco blows out the top coat and pushes water behind the wall. We don't do that, and we don't let the algae stay either.
Will it strip my deck's stain?
Not when we clean it. We use wood-specific low-pressure technique and a neutral surfactant that lifts dirt and mildew without stripping intact stain. If the stain is already failing, we'll tell you before we start so you can plan a strip-and-re-stain instead.
What about my landscaping?
We pre-soak plants near any SH-chemistry surface (soft-wash zones) with plain water, tarp where needed, and rinse thoroughly after. SH at our working dilution breaks down quickly in soil, but we don't rely on that — we protect the plants up front.
Are you licensed and insured?
Yes. C-61/D-38 California limited specialty license. General liability insurance on every job. Certificate of insurance emailed before the first visit if a property manager or HOA needs it.

Every city in San Diego County — 47 in total. Coastal (Del Mar, Encinitas, Carlsbad, La Jolla, Coronado), North County inland (San Marcos, Escondido, Poway), East County (El Cajon, La Mesa, Santee), South Bay (Chula Vista, National City, Imperial Beach), and the mountain communities (Julian, Alpine, Ramona, Pine Valley).
Is there a trip fee for outlying cities?
Usually no. Mountain communities occasionally carry a small scheduling surcharge because of the drive distance, but it's disclosed before we book — never a surprise on the invoice.

Can I get on a recurring schedule?
Yes. Annual or semi-annual house wash plus driveway refresh is the most common Rinse Pro Plan schedule. HOAs, commercial accounts, and rental property managers typically go monthly or quarterly. We calendar it and just show up.
