Deck & Patio

Deck and patio cleaning that doesn't chew up the boards.

Wood decks are the easiest thing in the world to ruin with a pressure washer. A wand held too close will fur the grain, gouge softer summer wood, and leave you staining a splintery surface. We clean decks with a percarbonate or oxygenated wood cleaner and a low-pressure rinse — the dirt comes off, the wood stays smooth.

What do homeowners ask about Deck & Patio?

Can I stain the deck the same day?

No — wood needs to hit below about 15% moisture content before stain will bond. That usually means 48 to 72 hours of dry weather after a cleaning. Stain on a wet deck will peel within a year. We'll tell you the moisture reading before you schedule the stainer.

Will pressure washing splinter my deck?

Only if someone misuses the wand. We use 25 or 40-degree tips held back from the surface and rely on the cleaner chemistry to do most of the work. If your deck is already rough, we can run a light sand pass after drying to smooth it out before you stain — or recommend a deck refinisher for bigger jobs.

What about Trex or other composites?

Composites have specific manufacturer cleaning requirements — some void warranty if you use SH, others if you use pressure over 1,500 PSI. We follow the brand's rules. On Trex Transcend we use their recommended cleaner and soft-wash pressure; on Fiberon we use a percarbonate mix.

Will the cleaner bleach my natural stone patio?

On flagstone and sandstone we use a neutral-pH cleaner — no SH, no acid. Slate and travertine get the same. The concern is iron-bearing stone going rust-colored from the wrong chemistry. We test in an inconspicuous spot before cleaning the full area.

Homeowners who hired us for this

North-facing side of our house was black with streaking. They softwashed the siding and the roof the same morning and left the place looking five years younger. No pressure damage to the stucco, no splatter on the windows. Honest pricing.

Got three quotes. Rinse Pro was the only one to explain the hot-water surface cleaner versus a cold-water wand. You can see the difference in the finish. Driveway looks like it was poured last week.

David K. Driveway & Patio Cleaning · El Cajon

I was worried about them walking on our clay tile roof. They did the whole thing from the ground with a long soft-wash wand and the black streaks were gone in one visit. Professional, clean, and they showed up when they said they would.
